I had a problem once with mine not wanting to retract. I stood on a stood and gripped the motor and slightly turned it by had just a few degrees. The spring is very tight and I had to use a good deal of umpth. Just moved the motor a little bit. Went back inside hit the switch and it retracted. Haven't had a problem since.
Did have one "self-induced" problem opening it once. It started to rain and I retracted the awning but forgot to take the piece of water pipe insulation (like a pool noodle) that I put on the arm to keep the entrance door from banging into the support arm. The insulation got jammed in the support arm and would not allow the awning to open. Pulled out the insulation and all was fine again.
