Smile Maintain EPDM roof with Flex Liquid

My roof is in excellent shape. All it gets so far is regular routine maintenance.

I'm looking to the future. When I need to to any serious maintenance on my EPDM rubber roof, I've heard that Flex Liquid (White) would work very well.

Does anyone have any experience using Flex Liquid (white) on an EPDM rubber roof?

If so, how well does it adhere to the EPDM surface? How long does it last if its exposed to the hot sun in southern Florida or if its exposed to very cold weather when the temps get below zero?

Why not use Dicor self leveling. It's made for it.

I have used the black on the feet of my leveling system to protect them from rust. I also used it on some wood to determine how it works and so far it seems to holding on. I had a small water leak on my jacuzzi water return plastic pipe and it did stop the leak.

I've used FlexSeal on our coach but not on the roof (I used it to seal the brake light cavities). I wouldn't use any FlexSeal product on the roof.

Use something that has been designed for it: Dicor, or Eternabond.

I think that the FlexSeal products can be pretty useful; but EternaBond and DiCor were specifically designed for use on our RVs.

it also seems that the newer Flexseal PASTE might be a good options for many, as it can be applied more like a 'caulk', for specific areas, or needs... time will tell. I can't find it anywhere, yet, though...

You can have Dicor and every other caulking, sealer, etc. and the routine maintenance that goes with it.

I put EternaBond tape over every joint, seal, etc. on the flat portion of the roof and I'm done with sealing on a regular basis.

I cleaned the roof first and then overlapped the Dicor onto roof and / or whatever was being sealed (vent, ladder mount, Winegard unit, etc.). It will be a bit of pain if I to replace something but I shouldn't have any leaks or any maintenance... other than cleaning the roof once a year.

My intent is to use Dicor products and EternaBond when the need arises.

I had heard rumors that Flex products would work. I appreciate your opinions on the product.

I painted my top (Thor Axis N25.1) with white GACO roof sealer a year ago and
it still looks great - no blisters, peeling or flaking. I figured if it is good for 10 years on a roof it should work on my Thor - so far so good. Took about 1 gallon
and three hours after a good cleaning. I don't know if anyone else has tried it but it worked great for me.

I also used Eternabond tape over all my joints on the roof and sealed the tape with Dicor Lap Sealant. So far all is good and a roof wash periodically is all it will need for a long time.
Long and hard to do, but well worth the extra piece of mind..

Rubber Roof Maintenance

The camper manufacture warranties the roof for 25 years. I would check with DRV and seek it in writing if you void your warranty if you place any premeditative materials on the roof. It may imped DRV getting the rubber roof material off if the replacement is needed. Always safe than sorry.

So, just "what" is it about the FlexSeal that so many of you don't like? Yeah, the guy who does the TV Ads is a Du-fus, but I've used it on top of all my proviously sealed joints which used chaulking of some sort. No Problems that I see and it looks great... not that anyone will ever see it!
