Buyer for RV - have question
Hi everyone,
Looks like I have a buyer for my MH (I'm very, very sad but relieved as it will help my mind).
He's coming Saturday with money in hand and will drive away unless he sees/finds something unexptected.
My question comes about with testing everything to show it works. Unless I'm spacing out/wrong -
1) I can test the furnace with propane (I have 2 house batteries charged)
2) I realize I can't test the water heater and water pump without unwinterizing & filling fresh water tank, I will do if he wants but I will write something up saying I unwinterized it for purpose of testing and sold it unwinterized and have him sign.
3) For the A/C it looks like it will be in the high 30's. I'm guessing it's not a good idea to run the generator and test the A/C in winter but is it ok for a minute or two - or would you all not do that?

Most rooftop A/Cs won't turn on in those temps. They probably won't even turn on if the interior is heated to 70s first with the furnace as I suspect the temp sensor is in the outside unit.

Depending how you winterized, you could buy a gallon of antifreeze and run the pump with it.

The Air Conditioner temp is controlled by the wall gauge inside your rig.
That is, if your rig is 78 inside after you run the furnace, and then you choose to cool it down to 74 with the AC, the wall gauge will dictate that.
So the AC should be able to run properly as long as the interior temp is warmed up.

Hook up an air compressor without opening any faucets. If there is no drop in pressure there are no water leaks. This will not demonstrate that the hot water heater works but will demonstrate there are no leaks in the fresh water system.
Heat up the coach with the furnace and then turn on the AC. Do it all the time to exercise the generator during winter storage.

I believe that David probably means that if the air conditioner is equipped with a low ambient outside temp sensor, the compressor may not cycle on if it is cold enough outside. The blower probably will turn on, but a compressor cooling effect "may" not be demonstrable to the buyer. I have also seen some comments about potential damage to running air conditioners at very low ambient temps......thicker compressor oil intended for protecting the compressor during very hot ambient temps, can turn into molasses when very cold as an example.

Be VERY careful, try to have several friends/family with you, take a picture of their drivers license, have your title and bill of sale ready.

The fella is showing up to look at an RV in Mid-Winter. If he doesn't expect it to be Winterized: he's just no thinking straight.
Explain it to him, and I'm sure he'll find it to be reasonable.

If you need to check the A/C, let the generator warm up about 5 minutes before turning the A/C on. If it's cold inside the camper, use a small hair dryer to blow heat on the thermostat to cause the A/C to try and cool things down when the thermostat senses the need to make cold air. Note: DON'T run the hair dryer and the A/C at the same time using the generator. You might exceed the 30 amps max and trip the breaker!!! Good luck with your sale. Nick

If it was mine, I’d be willing to unwinterize it and run the water heater if the buyer asked me to and then I’d rewinterize it for him as a simple courtesy. It only takes about 15 minutes and costs under $10. It also would give you the opportunity to show him how and he might appreciate the extra effort to help him. Unless he brings actual cash I’d ask him to come when my bank branch was open and ask him go to the bank with with me to deposit it. The bank branch should be able to tell if the check is real and the funds are available. Good luck with your sale.

Thanks for all the info guys - very helpful.
"money in hand" meant a bank check - sorry (and we are going to the bank together to pay off the lien while we wait (for both our sake) - it's a small town bank and they are amazing like that.
I spent about 7 hours taking everything out, cleaning, checking lights, fluids, airing up the tires, gathering receipts, updating maintenance log (yes, I actually check all that stuff every month to keep up my warranty)etc. It was sad but it's for the best right now. I'll always have a plan for the future that involves another RV. Next one will be a completely different beast though which is why I'm going to keep hanging with you guys.
BTW - my son had a tiny tiny little Milwaukee battery charged tire inflator (it's called - M12 12-Volt Lithium-Ion Cordless Compact Inflator) - it was insane - I couldn't believe it aired them up like it did and thanks to all the little chucks, etc. I bought it was super super easy. I didn't even have to take the wheel covers off the front. When he brought it to me I must have had a look like you have to be kidding because he said right away - "I know, I know, but you have to try it to believe it"

Unless you are professional in RV repair don’t say or write anything. A private owner cannot imply a guarantee or warranty. The unit will sell its self . Lastly just tell him it’s winterized , and tell him , no personal check cash only , sign the title and give him the keys !

I would let him try everything he wants to try out. If he wants to mess with the water which will dewinterize it $100 non refundable deposit before he does it.
