Leaking fresh water tank drain valve (Valterra)

I noticed my fresh tank drain valve (white Valterra gate valve) has a slow leak. The issue I'm having is access to the valve itself. It's obviously at the bottom of the tank... but looking from beneath the MH, it's behind a metal plate, which looks like a support structure for the 40 gallon tank.

Getting at it looks like possibly removing that plate support and maybe dropping the tank???? The valve has one of those 3 foot long handles extending upward under the kitchen sink area.

It's just a slow drip, and I have "exercised" the valve a LOT trying to get it to fully seat. I can't see any way of getting any type of dry lube to it either. Less than 3 years old and leaking??

Any suggestions for things to try welcomed!!

P.S. On another note, the cold low point drain valve was also leaking. The low point drains on mine use these cheap little plastic t-handle valves held together with a spring clip. I popped the clip off and pulled the little "cylinder/plunger" completely out - checked the o-ring - and reinserted. It seems to be holding under pressure... for now. I'm eventually replacing that pain point with simple screw-off caps.

Put a screw-on cap connection on the exposed tailpiece. Just remember to remove it when draining or winterizing.

Genius!! Never would have thought of that! That's exactly what I'm doing for the low point drains... the obvious!

Thanks!

Here's what I would up doing... with the plumbing parts I could find. No plastic PEX caps available... had to overkill with brass and Shark bite fittings. Also, no black/gray foam at Lowe's or Menards... so had to settle. At least it sure doesn't leak!!
