Roof Maintenance
Can't find a post on roof maintenance, but I am sure there has been a post.
I have a 2018 Vegas and wanted to know what routine maintenance should be done, besides inspecting and tending to the seals. The RV is never covered or garaged. Also what type of roof is it? Is it the Air-Gard VHS Series,
BriteTEK Roof Membrane, or the Dicor EPDM Rubber Roofing?

I suspect it is a TPO roof. Thor MC was using it until 2019 and maybe after. It requires periodic cleaning and checking of the edges where it is sealed against the sides. Mine is holding up well as is the edges. If it can survive the Texas sun for 5 years is pertly good roofing.

X 2 on TPO...
Inspect and clean it as often as you can stand to.
Watch out for any cracks at the seams.

I assume the roof on my 2018 Freedom Elite is TPO. My question is what sealer should I use to reseal where the roof material meets the sides? I assume do not use a silicone caulking?

Dicor self leveling for all the flat surfaces & Dicor non self leveling for the edges.
Clean & dry surfaces before covering with more caulk.

I use Dicor but also carry a small roll of Eternabond in case I have a leak out on the road.

I put EternaBond Tape over every Dicor seam and joing when the coach was new. No more roof maintence and adding Dicor for me. I only clean the roof once a year and take a peak now and then to make sure there is no damage from our travels.

I may have made a big mistake taking delivery.
The dealer (Terry's RV in Frankfort IL) said it was NOT an issue.
The RV inspector said it was a concern

Dealer wants 1800 to clean and reseal for yearly maintenance to TPO one year old roof. just a couple of screw heads showing through. I am thinking this is way to much for a tube of caulk and some labor? Any thoughts?

You're being taken for a ride...... how far do you want to go?
1.First, buy this for $45 and clean your roof.
https://www.amazon.com/gp/product/B0...?ie=UTF8&psc=1
2. Next, buy this for $15 and reseal the Dicor where needed once the roof dries.
https://www.amazon.com/gp/product/B0...?ie=UTF8&psc=1
3. Finally, buy this for for $53 and put over all of the Dicor when it cures... overlapping the roof. Do it at and every hole and seam in the roof... and you will never need to do step #2 ever again and it will never leak.
https://www.amazon.com/gp/product/B0...?ie=UTF8&psc=1
Follow these steps and you will only need to clean your roof once a year. That gallon jug of cleaner will do two - three cleanings so you can do it for less than $20/year plus an hour of time.
Or pay me $1500 and I'll do it for you.... that includes parts and labor... and you'll save $300 over the dealer.

Thanks for the reassurance and product examples- We were just in the RV store today looking at the products to clean and reseal. (were there for a warranty issue)
I will definitely clean and reseal it myself. Thank you!

I'll do it for $1,200.
Seriously though, my TPO is approaching 4 years old. No issues, but I'm thinking it's time for some preventative maintenance (other than the yearly cleaning and inspection). Bought a big roll of the Eternabond and am going to place it over all the seems/dicor/various apparatuses on the roof. Read where it needs to be over 70 degrees for the tape to bond correctly, so have another month here in SC.
My question is-take off the covers to the AC units, and tape around them right up next to the metal?
Thanks in advance for replying.

I have not put EternaBond around the A/C seal on my coaches. The A/C seal is fairly stout and I keep my coach stored in a garage when not in use so that helps protect the seal as well. I just make sure the four bolts inside are snug (not over-tightened). I've never had any water intrusion at the A/C units.
If I had an old coach and the seal was getting long in the tooth, I would consider running the EternaBond Tape at the metal meets the roof.
Make sure the area you are sealing is clean and dry. As you said you want it to be at least 70 and be sure to use either the heavy metal rollers or your fingers to work the EternaBond in so it activates and seals properly.

If you decide to go the Eternabond route I’d, respectfully, recommend you try it on a small section of the roof and let it sit for a few months before doing everything. I used it a few year back and, while it works great, it soon looked really terrible. And you’ll pretty much never get it off if you need to.

You can remove it using a heat gun. Use the low setting on one end and then slowly start lifting a corner. Then continue to heat the remainder of the tape and slowly keep pulling it up.
Here is the procedure......
