Roof Resealing 2012 Thor 31J

Good afternoon,

As we are new to the RVing community, we are trying to get a vector check from the group on an estimate we received to reseal the roof of our RV (2012 Thor 31J). The estimate that we received was $2928.70, which I thought was a little on the high side seeing that of the $2928.70, $2432.71 was labor (143.10 per hour), and the other $495.99 are parts and materials. This does not pass the acid test for us, on why this would cost so much. We are looking for feed back on whether this is too expensive and what others have paid to have their roof resealed. Thanks in advance for your responses.

Team Raby

Roof Resealed? Define the scope of the work.

Inspect and apply lap sealant as necessary (minimum) through install a new roof membrane (maximum) or anything in between including covering all seams with eternabond tape.

I will certainly defer to others with actual experience in such things but it amounts to about a day of labor for two guys and that might seem within the realm of possibility to me. $143/hr seems like it’s a bit much but I’m old and I remember when things were cheaper than they are now. Hope it comes with a heck of a guarantee! Have you tried repairing it yourself? You can do a lot with eternabond.

Roof Resealed? Define the scope of the work.

This is directly from the estimate that we received:
Clean off all old roof sealant and completely reseal roof, all moldings, vents, skylights, ladder legs, refer vent base, tv antenna, plumbing vents, anywhere something mounted to roof of RV. Also they intend to replace two roof air conditioner gasket sets, three plumbing vents and one vent lid.

Keep in mind we have never had an issue with any leaks. We are not disagreeing that this may have to be done, but we are concerned about the cost.

The time allotted and the description is inline. The labor cost of $143 per hours is what I have a hard time with. You have two people making $15-20 per hour but you're making the dealer's boat payment. I would look for an independent service provider that can do it at your home...labor rates would be much less. The $495.99 is so typical of "just how high can we price this and still make it look low?". Anything that ends in .99 is too high. A $200,000.00 MH on sell for "Just 199,999.99".

I thought I was the only one struggling with the $143 per hour labor charge. What is shocking is this is from an independent service provider. Based on the research we have done and the information that everyone is providing, we are going to continue to shop around.

I called a mobile dude a couple years ago to come out and winterize previous TT. He gave me his price...which was very high...and said..."that's what the shops are charging!". I said..."OK, let's just do it at your shop then, instead of my driveway...where do I bring it?". I ended up doing it myself. Labor pricing is relative to overhead.
