Slide Out Cover Maintenance

Have a 2021 Thor 31W Four Winds class C.
The slide out awning is 23 feet any suggestions as to how to clean under side, and lubricate outside rubber seal under awning at top of slide out? Click image for larger version

Great looking camper.
I have a similar model, 2020 31y. My slide is a few feet shorter.
I use a telescoping paint roller stick (don't know the real name), tape a rag to the end, squirt the awning cleaner/conditioner, and then go to work. I do the same with lubricant.

I use a battery powered leaf blower to 'clean' out under the slide of my Hurricane. It is a full wall slide so the 'lube' of the seal is more of a challenge. What I do is use the tube that comes with the seal spray. I spray as far down as I can while standing on a step ladder. One time I tried to clean the top of the slide while it was retracted but that introduced a lot of dirt into the camper.

For under the slide topper I tape a rag to a telescoping golf ball retriever, spray it and rub in on the seal. Nothing perfect but from each end I can easily reach the entire seal. My telescoping ball retriever is 15' long.

Reach over the top from the inside while the slide is retracted. Windex works great and you get to do it in the A/C.

A telescopic rod with a soft bristle brush attached for cleaning then replace the brush with a rag to apply conditioner. Although the seals under the awnings should ok as they're protected from the weather & harsh sunlight.
I wouldn't recommend bleach on the roof, whether slides or top! The roof manufacturers recommend a mild soap, they state Spic Span if I recall. I use the same carwash soap as the rest of the coach, or Simple Green if extremely dirty, on the roof. Bleach is a bit harsh especially on the stitching of the awnings.
