Water Leak/Propane line penetration

Covered the RV after last trip, late August, and setup the dehumidifer.

Check on it every week inside and this week noticed a mushroom (mushroom.jpg) growing out of the floor through seam in the flooring. Picked the mushroom and floor the board underneath had severe water damage, crumbling.

Suspected water heater had leaked, but checked no leak.

Underneath discovered that propane line penetration had no seal (wheel well no seal propane line). You could see the floor board around the penetration.

My question is what should the seal look like from below? What is mine missing? Thor did a good job on top, but below nothing?

RV is a Thor Synergy SD24 with dinetter slide and bedroom slide out the drivers side. The tankless water heater is in base of the closet/drawers. The propane line penetration is through the floor under the drawers.

If can get a photo or description of the seal from below it would be helpful.

Something like this should have been used, you can get it at hardware stores, Amazon, Walmart etc.

Used it alot

Thought of that but need tight water seal. So likely use it and the cover with Flex Seal. Found a long post about its merits.

I've used Great Stuff, both flex seal and shot, personally I think they're basically the same.

Now for your water leak.
Have you traced the damaged wood to the water source?

Water leak

Pulled up the vinyl. The leak appears to be the propane penetration in the compartment with the water heater. This penetration is in the driver's wheelwell.

A hole was drilled through the floor for it. There is PVC insert around the propase hose for protection.

Unfortunately the hole through the floor is almost an inch more in diameter than the PVC insert!

It appears water came up through the hole then seeped between the plywood and vinyl.

Note they sealed the hose in the PVC insert but not the PVC insert in the floor!

Angry Water Leak/Propane line penetration

Update to pervious post to point out where water came in that damaged the RV floor.

In the passenger rear wheelwell there are two propane lines. Instead of drilling holes and fitting inserts/lines a large slot was cut. At somepoint a guard was put up to protect lines (?) or to try and fix problem.

Unfortunately the guard was not installed properly. Only 2 of three bolts installed and guard bent so it did not protect the slot fully.

Wet/soft floor likely an issue from day one when RV transported from up North to Texas in December 2018. Discovered linoleum had been cut in several places and some type of filler placed under it.

Unfortunate they did not take the time to fix the problem. A few dollars of sealant would have prevented the problem.
