water leaks

Our 2018 Palazzo has been leaking in the rear since we got it
At first the dealership said it was the rear window and supposedly did extensive repairs
When the floor was damage again from a leak we were told that the warranty was over and we would have to pay
I had a RV repair person come in and when the flooring was peeled back it was evident that the dealership stated repairs were bogus
Now there is leaks on both sides in the rear
We have looked at all the caulking, fixed some that looked sketchy
The main thing is that the leaks only appear when the unit's leveling jacks are down
Dealing with Thor but the situation is depressing
Has anyone else had these types of leaks?

If the leak occurs with the jack down, it is a result of the body / chassis flexiing and a gap likely opening somewhere and allowing the water in. Problem with leaks is water can can enter in one place but it shows up in areas further away.

I know you are in Florida but I would consider trying to get an appointment at the Thor Factory Service Center in Wakarusa, IN. They have a rain booth that will find just about any leak and allow them to track it down and fix it properly. They shoot water from the bottom, top and sides and it is like being in a Tropical Storm.

If the jacks are down and the unit is level in both directions there should be minimal “flex”. Much more when the jacks are up and the vehicle sits on uneven ground.

I disagree...... especially if he uses Auto-Level but even with leveling manually.

I just went through a structural repair at Thor last fall on my 2020 Magnitude with the front cap. When it would go through the leveling process, it would flex enough that it started breaking screws around the front cap seam (because Thor uses screws that are too small, too short and too few in quantity).

You could put a level on the floor at the front, middle and rear of the coach after leveling and it would be dead center on. You could then walk outside and see gaps ariound the front cap seam that weren't there when the wheels were on the ground and the jacks were up.

The process of leveling provides enough flex that if the assembly wasn't absolutely perfect, it will expose wealnesses in the sealing of the coach allowing water to come makes it way into the coach.... even when perfectly level.
