Not sure what you're gonna sell it for but I would replace or re-upholster them (not cover or repair) and add it to the price. That's an item someone will related to as "worn out" and judge the entire units as so. Every big item a buyer finds faulty with will make them look closer and deeper at everything else with the mindset..."this is obvious...what else can we not see?", regardless of how well you've maintained your coach. The appearance of new will go a long way with potential buyers.
