I have been having an odour with the warm water coming into the bathroom sink. However there is no odour in the shower, the kitchen sink nor the outside shower. We do not use the holding tank as we have direct hookup for water. We have emptied and cleaned out the water heater but that did not make any difference. It’s a mystery as why only the bathroom sink. The cold water is fine. Any suggestions as to what is causing this or how to fix it would be greatly appreciated.
 
Is your bathroom sink plumbed to the black tank? That's normal for Thor MHs. I don't know about Crossroads products.
Got a good water seal in the trap?
Checked the Air Admittance Valve (AAV) in the cabinet?
 
If the sink has an air admittance valve (instead of a direct hookup to an air vent that goes up to the roof) that valve may need to be replaced. They have a rubber flap that acts as a one-way valve. If/when the rubber flap fails it becomes an open pipe to the holding tank. They are fairly easy to replace - typically just screwed on to the end of a pipe.
