Spec sheet states the height as 12.08 ft / 145 in. Does this include the height of the A/C and other "stuff" on top ?

Yes, it is supposed to. I found the stated height on my MH was 10" higher than the actual height to the top of the A/C unit.

The only sure way to know is to get up there on the roof and measure it to the ground, then you know for sure what your MH is.

Then write it down and tape it to the dash. That way when you approach a low underpass or bridge, you can see what the minimum height requirement is.
