Roof trim strip

Hello I’m new here.
Looked at a 2000 model year Thor Airstream motor coach today on Ford F53 chassis. I liked it for the most part but have a concern the trim strip that has the roof membrane under is popped loose on drivers side rear for around 8-10 feet. The screws are hanging in the air. There is some delaminated side panel under this also. Seller is stuck on his price and I would like opinions from current or former owners on repairs. Thank you. JT
 
Why is the trim like that? Did the roof leak and rot the wood holding the screws? How far does the rot go? What's the status of the roof membrane?
 
Membrane appears whole but there are repairs along the seams or high points across rear of coach. You are asking the questions I want more information on myself. The current owner I think bought it to flip and doesn’t have the answers. At this point I think I’ll pass on it unless someone here has more information.

I though "flippers" did cheap cosmetic repairs. Why would you leave an obvious major red flag out like this if you are trying to sell the RV? He must know nothing about RVs - just that fact should be a $10K penalty.
