Rubber Roof Maintenance

We have a rubber roof on our M19 Slingshot, 2012, and original owner kept it under a carport. We bought it used, and don't have a carport. The roof is in real good shape, maybe just a bubble here and there, but it is still pliable, no cracks or tears and no leaks.
Like my last post, just trying to keep up good maintenance and maybe see what you might can suggest such as cleaning it, priming it and put a rubber coating on it. Or does just a UV blocking treatment works better. We do have a new cover for it with vents but never used it yet still in box.
Right now we using the camper often, and covering it and uncover would be time consuming. So we live south Louisiana and right now it is heating up and it sits out there in the elements.
So any suggestions on maintance for the roof will help. If I do put a rubber roof coating on it, can you do that yearly or just only once?

All I have ever seen CR recommend for roof maintenance, is cleaning. No treatment.
 
Thanks Lloyd, I appreciate the info. That is what I did the other day, got some cleaner and cleaned it. Was a little dirty but all white now.

IMHO, most any of the so called roof treatments are like the vehicle tire treatment, they make it shiny (which I personally don't like) & just cause dirt to stick to it. I just clean mine 2-3 times a year.
 
Yep that's what I did few days ago, just got up there with ladder and soft brush and cleaned it. You right about dirt just sticking to the shiny stuff.
 
More than that. The manufacturer could void our warranty if you use a roof treatment.
 
Thanks Mark for the warranty advice, but we bought ours used, and originally came with a 12 year roof warranty, but unfortunate, I don't think the warranty is transferable to second owner.
Anyway , I did not use any roof treatment , just cleaned it.

The Alpha roof on my 5er has a 10-15 year warranty or something equally as useless, from the manufacturers of the roof material, as they WILL find an excuse NOT to honor the warranty. There have been several owners have issues & the warranty didn't apply due to faulty installation, like the consumer had control of that.
